Roof Maintenance Tips

Roof maintenance is an important, but often overlooked by homeowners. Properly maintaining your roof, just like your car, extends the service life and minimizes problems.

Preventative roof maintenance is essential for your roofing system to live out its complete life cycle. Failure to provide necessary maintenance results in deterioration of your roofing system and costly early replacement.

Some things you can do to maintain your roof:

  • Trim any overhanging branches. This helps prevent damage and will make it harder for animals like raccoons or squirrels to get onto your roof.
  • Sweep or blow excess debris off the roof to prevent algae, moss or lichen growth as well as clogged gutters.
  • In the winter time, watch out for heavy snow accumulation on your roof. Remove snow with a snow rake (available at your local hardware store) to prevent ice dams and limit the possibility of roof collapse.
  • Consider applying a roof sealant, such as Gonano, to add years to your roof’s life expectancy.

What benefit is there in spending money every year to maintain the roof? Studies have shown that a roof that is not regularly maintained will only last about half of its expected service life.

Don’t assume that the warranty on your roof or home will protect you. Most roofing material manufacturers state in their warranty that roof maintenance must be done to keep the warranty active. If you’re unable to show that your roof has been maintained, you may run into problems if you try to make a claim on your warranty.
